n- Safe & working electrical, plumbing, sanitary, heating, ventilation, and air conditioning (if provided) systems
n- Safe and operational appliances that are provided by landlord
n- An appropriate way for tenant to dispose of any trash or garbage from the dwelling (landlord does not have to pay but needs to make sure these services are available)
n- Reasonable repair & maintenance times
As a landlord, you MAY NOT:
n- Change the locks without tenant's knowledge
n- Remove a tenant’s property without 30 day notice
n- Turn off utilities without a court order
n- Enter premises without reasonable notice or emergency situation*
*Reason to believe that someone is in danger or tenant is not home and the property is being damaged (fire or plumbing break, etc)
Facts about 3-day evictions
n- Landlord must accept the payment if tenant pays within the 3 days (5 if mailed)
n- Landlord does not have to accept partial payments (any arrangements should be in writing)

n- 3-day notices are for non-payment of rent ONLY (other lease violations require a written 30 day notice)
- If the tenant is not out after 3 days and has not paid, in order to have them removed, you must file for a legal eviction through the district court and have a court order, signed by a judge.
